Vacant Home Staging
What is vacant home staging?

Vacant home staging transforms an empty property into a warm, inviting home that helps buyers understand the scale, function and potential of each space. We provide the furniture, artwork, accessories, bedding, décor, delivery, installation, styling and removal included in your selected proposal.

Which rooms should I stage?

We normally prioritize the spaces that create the strongest first impression: the living room, dining area, kitchen or breakfast area and primary suite. After reviewing the home, we can recommend optional rooms based on its layout, price point and likely buyer.

Do I need to stage every room?

No. Strategic staging of the most important rooms is often more effective than furnishing every space. We will help you choose the areas most likely to improve photos, flow and buyer connection.

How much does vacant home staging cost?

Pricing depends on the size of the home, rooms selected, rental term, style of inventory, access and delivery requirements. After the consultation, you will receive a customized proposal showing the scope and cost.

How long is the initial staging rental?

Our standard initial rental is 30 days, and a 60-day option may also be available. The selected term and renewal rate will be clearly listed in your proposal and agreement.

What happens if my home does not sell during the initial rental period?

You may extend the staging month to month at the renewal rate listed in your agreement. We send a courtesy reminder before the term ends so you can renew or request removal in writing.

Do you prorate if my home sells early?

Staging rentals are reserved for the full contracted term and are not prorated if the home sells early. You may keep the staging through the end of the paid term or request an earlier removal, subject to scheduling availability.

How far in advance should I schedule staging?

We recommend contacting us about two weeks before your target photography or listing date. Earlier notice gives us the best opportunity to reserve your preferred installation date and prepare the right inventory.

How long does installation take?

Most installations of four to five main areas take approximately three to four hours, although larger homes or more extensive scopes may take longer. We will provide an arrival window and any property-readiness instructions in advance.

Does anyone need to be home during installation?

No. In fact, the home should be vacant during installation so our team and movers can work safely and efficiently. We will need confirmed access through a lockbox, Supra or hidden key.

How do you choose the furniture?

We select inventory for the home’s architecture, scale, finishes, price point and target buyer. Our goal is a cohesive presentation with broad appeal—not to match a buyer’s personal furniture collection.

What happens when we are ready to remove staging?

Send your removal request in writing with at least seven days’ notice whenever possible. We will coordinate the pickup date, confirm access and remove all Morphe inventory from the property.

Staging Pay-at-Close Financing (Titus)

Do you offer a “Pay at Close” option?

Yes. Eligible clients may apply for third-party Pay-at-Close financing through Titus. Approval and financing terms are determined by Titus, and traditional payment options remain available.

What is Pay-at-Close financing?

It is a third-party financing option that may allow approved staging costs to be paid when the property closes instead of before installation. Your Titus documents will contain the controlling terms.

How does Pay-at-Close financing work?

You complete the Titus application and, if approved, sign the required financing documents. Once the transaction is completed, Titus releases the authorized funds to Morphe according to its program terms.

Does applying affect my credit score?

Credit-check details can change and are controlled by Titus. Please review the current disclosure provided during the application before authorizing a credit inquiry.

Who qualifies for Titus financing?

Eligibility and approval are determined solely by Titus based on its current underwriting requirements. Morphe cannot guarantee approval.

Are there additional fees?

Any financing or transaction fees will be disclosed in your Titus documents. Morphe’s staging cancellation, rescheduling, rental and damage policies still apply as stated in your agreement.

Is Pay-at-Close required?

No. It is an optional financing method. You may use another payment method accepted by Morphe, subject to the payment deadlines in your proposal and agreement.

Occupied Home Staging
Do you offer consultations without full staging?

Yes. We offer occupied home consultations for homeowners who want professional direction while using most or all of their existing furnishings.

What is occupied staging?

Occupied staging prepares a lived-in home for the market by improving furniture placement, editing personal items and identifying targeted updates. Depending on the service selected, we may also supplement the home with Morphe inventory.

Can I live in the home after staging?

Yes. Occupied staging is designed for homes that remain lived in while listed. We will provide practical guidance for maintaining the staged presentation between showings.

Can I use the furniture during the staging term?

Normal, careful use may be permitted when stated in your agreement. Morphe inventory must be protected from damage, stains, pets, smoke and unauthorized moving.

What happens during an occupied staging consultation?

We walk through the property room by room and recommend changes to layout, editing, repairs, color, lighting, styling and buyer-facing presentation. Your selected consultation type determines whether guidance is delivered verbally or in a written report.

What if I already have beautiful furniture?

That is a strong starting point. We evaluate each piece for scale, placement and photography, then build a plan that uses what supports the listing while temporarily editing anything that distracts from the home.

Will I need to remove personal items?

Usually, yes. We may recommend packing family photos, collections, excess décor and everyday items so buyers can focus on the home and its features.

Will I need to purchase new furniture?

Not necessarily. We first work with what you own. If a key piece is missing or unsuitable, we may recommend a purchase, rental or limited Morphe inventory based on the approved scope.

Full Turnkey Interior Design

What is Full Turnkey Interior Design?

It is our comprehensive service for clients who want Morphe to manage the design from concept through installation and final styling. The scope may include space planning, selections, procurement, delivery coordination and installation oversight.

Are furnishings included in the design fee?

No. The design fee covers professional design time and the services listed in your proposal. Furniture, décor, materials, contractor work, delivery, storage and installation costs are separate unless expressly included.

Is there a minimum project scope?

Minimum scope varies by service, location and current availability. After your consultation, we will confirm whether the project is a fit and recommend the most appropriate service level.

How do you handle procurement?

For approved full-service projects, we prepare selections, place approved orders, track items, coordinate receiving and help resolve vendor issues through installation.

What is the typical timeline?

A single-room furnishing project may take several weeks, while larger renovations or full-home projects can take several months or longer. The schedule depends on design approvals, product lead times, contractor availability and installation requirements.

Can additional rooms be added during the project?

Often, yes. Added areas require a written scope and fee adjustment and may affect the schedule. We will review availability before incorporating them into the project.

Can existing furniture or heirlooms be incorporated?

Absolutely. We can design around meaningful or high-quality pieces when they support the desired function, scale and overall direction.

When will I see the design concepts?

Your proposal and project schedule will identify the presentation phase. Concepts are normally shared after discovery, measurements and initial sourcing are complete.

How involved can I be?

You will be involved at key decision and approval points. We guide the process, present cohesive options and keep day-to-day coordination organized so the experience remains manageable.

How are revisions handled?

The number of included revision rounds is stated in your proposal. Additional revisions or changes after approval may be billed separately and can affect pricing and timing.

Can I purchase items independently?

Independent purchasing is only recommended when agreed upon in advance. It can affect coordination, warranties, lead times and installation, so responsibilities must be clearly documented.

Who manages deliveries and inspections?

For services that include procurement management, Morphe coordinates deliveries, receiving and inspection according to the project scope. Storage, white-glove delivery and claims may involve separate vendor fees.

Do you coordinate contractors and trades?

Yes, when included in the proposal. We can collaborate with your contractor or recommend qualified professionals; contractors contract and bill separately unless otherwise stated.

Do you design individual rooms or phased projects?

Yes, depending on the room, scope and schedule. Larger projects may be completed in carefully planned phases to maintain a cohesive result.

What if an item arrives damaged or incorrect?

When Morphe manages procurement, we document the issue and coordinate the applicable vendor claim, repair or replacement. Resolution timing depends on the vendor and item availability.

Are you present on installation day?

Yes, installation oversight and final styling are included when stated in your service proposal. We direct placement and complete the details that bring the design together.

Will my home feel personalized?

Yes. Full-service design is developed around your lifestyle, preferences, architecture and the way you want the home to feel—not a one-size-fits-all look.

What makes Full Turnkey different from traditional design services?

The difference is the level of management. We carry the project from the creative concept through ordering, coordination, installation and final reveal, rather than providing selections alone.

What does reveal day look like?

After delivery and installation, we style the rooms, refine placement and present the completed space. The goal is a polished, functional home that feels ready to enjoy.

Restyling Design

What is Interior Design Restyling?

Restyling refreshes a room primarily with pieces you already own. We improve layout, edit accessories, restyle surfaces and recommend targeted additions where they will make the greatest difference.

Do I have to purchase new furniture?

No. The service begins with what you already have. New items are recommended only when they meaningfully improve function, scale or the completed look.

Can additional items be recommended if needed?

Yes. We can recommend furniture, lighting, art, rugs, window treatments and accessories based on your needs and approved investment.

How long does the restyling process take?

Timing depends on the number of rooms, whether new pieces are needed and product availability. We will outline the expected timeline after the consultation.

Will I receive a design plan?

Your deliverables depend on the service selected and may include a written action plan, layout direction, product recommendations or an implementation proposal.

Can you incorporate sentimental or heirloom pieces?

Yes. We enjoy finding intentional ways to honor meaningful pieces while keeping the room cohesive and functional.

Can multiple rooms be restyled at once?

Yes. Multiple spaces can be included when the scope and time allow, and we will create a plan that keeps them visually connected.

Do you rearrange furniture during the consultation?

Small adjustments may be made when time and safety allow. Extensive moving, installation or styling is scheduled as a separate service when needed.

Can Morphe assist with styling the finished space?

What makes Restyling different from full-service interior design?

Restyling focuses on improving an existing room with lighter changes and fewer purchases. Full-service design typically includes a more extensive concept, procurement and project management.

Design Color Consultation

What is a Design Color Consultation?

It is a focused service that creates a cohesive paint-color direction based on your lighting, fixed finishes, furnishings and desired atmosphere.

How long does the color consultation take?

Timing depends on the size of the home and number of selections. We will confirm the appointment length when the scope is scheduled.

What areas of the home can you help with?

We can help with interior or exterior walls, ceilings, trim, doors, cabinetry and feature areas, depending on your selected scope.

Will I receive a list of the selected colors?

Yes. Your deliverable will identify the approved color names, manufacturers and intended locations included in the consultation.

Do you provide paint samples?

Physical samples can be recommended or arranged depending on the service. Final colors should be tested in the actual space before the full paint order is placed.

Can I give the color selections directly to my painter?

Yes. Share the final color schedule with your painter, and have the contractor confirm product, sheen, quantity and surface preparation requirements.

What if I do not yet have a painter or contractor?

We may be able to recommend a professional based on location and availability. Contractor estimates and agreements are handled separately.

Why use a professional instead of selecting colors on my own?

We evaluate undertones, natural and artificial light, adjacent rooms and permanent finishes together, helping you avoid expensive color mistakes and create a cohesive flow.

Virtual Design
What is E-Design?

E-Design is a remote design service completed through virtual meetings, photos, measurements and digital communication. You receive a personalized plan and implement it on your own schedule.

Are furnishings included in the E-Design fee?

No. The fee covers the design work and listed deliverables. You purchase the recommended furniture, décor and materials separately.

How do you handle procurement for E-Design?

We provide approved product selections or shopping links according to your package. Unless otherwise stated, the client places orders and manages delivery, inspection and returns.

How involved do I need to be?

You provide accurate measurements, photos, inspiration and feedback, then handle purchasing and implementation. We guide the design decisions and keep the plan cohesive.

What information do I need to provide?

We typically need room measurements, clear photos or video, fixed-finish details, an inspiration board, budget, functional needs and information about items you plan to keep.

Will we have meetings during the E-Design process?

Yes. The number and format of virtual meetings are listed in your selected package and proposal.

Can I request revisions to the E-Design plan?

Yes. The included revision allowance will be stated in your proposal. Additional revisions or scope changes may require an additional fee.

Can existing furniture or heirlooms be incorporated?

Will the design be customized to my home?

What is Full Turnkey with Renovation Interior Design?

It combines renovation design and coordination with furnishing, procurement, installation and final styling for a cohesive finished home.

Are construction costs included in the design fee?

No. Construction, trade labor, permits and contractor-supplied materials are separate from Morphe’s design fee unless a written proposal expressly states otherwise.
